Pre-Construction
The McDonnel Group will identify all project participants’ role in the construction phase and troubleshoot possible labor and material supply problems. This process also involves preliminary budgeting, quality control planning, safety planning, project phasing, scheduling, and value engineering. The value engineering process involves subcontractors and suppliers working with The McDonnel Group, considering alternate materials and construction methods in order to reduce costs while maintaining the quality and integrity of your facility.

Construction Management
Under a Construction Management contract, The McDonnel Group becomes an extension of your organization, functioning as your own construction department. In turn, you select the level of involvement that best suits your time constraints and business needs. With this format, you can select either an agency method, with all of the major subtrades and suppliers contracted to you, or a non-agency method, where they are contracted to us. An added benefit of the non-agency method is that of a guaranteed maximum price which involves the guarantee of the overall project cost.

Design-Build
By working with a selected architect from the design phase of a project to project completion, The McDonnel Group assumes total responsibility for the design and construction phases of your project, giving you a single source of responsibility from start to finish. The design-build approach provides you with a firm price for a custom-tailored program at a very early stage. You may choose to develop your own space program independently, or choose to include this function in the design-build contract. The McDonnel Group has the expertise to assist you in determining your space needs, and, in the process, addressing such important issues as budget, schedule, materials and project goals. Once space requirements have been developed, we assemble a team of construction professionals from each of the required design disciplines, drawing from our own in-house resources, as well as, external sources. The team’s combined expertise allows us to efficiently and effectively meet your project design and construction requirements, often within stringent budget and schedule parameters. Your confidence in the design-build process will grow as you experience the benefits of having a single source of responsibility, working with a fixed project price, and knowing exactly when the project will be ready for use.
